HVAC filters:

Changing the HVAC filter on a regular basis is key to the health of the heating and air system. On average, you should put a new filter in every 3 to 6 months. You can change it more frequently if either your home is bigger or if you have pets.

Don’t flush wipes: 

It’s not always the nicest thing to talk about, but it’s very important to ensure that only toilet paper is appropriately flushed down the toilet. In cases where wipes, kitchen roll or other products are flushed, it will likely cause major blockages and require a plumber.

Smoke detector:

If your smoke detector starts to beep, it likely means the battery needs to be changed. This is also a tenant responsibility. If your smoke detector is in a hard-to-reach space (i.e. tall and vaulted ceilings), reach out to your point of contact for the best course of action.

Appliance upkeep:

  • Washing machine: The number one reason for a technician callout to a washing machine issue is due to items left in clothes, clogging the machine and making the machine unable to drain and clothes left inside. It may go without saying, but please check your pockets before washing your clothes. Additionally, we strongly recommend all tenants to leave the door of the washing machine slightly open after a load of laundry, this will allow the seal and drum to air out and dry. If not done correctly, mold will grow around the seal and in the machine. Over time, the mold will be very difficult to remove.
  • Fridge: Proper fridge maintenance can help conserve the lifespan of the appliance. Check that the fridge is set to its optimal temperature of 3 to 4 degrees for your refrigerator and -18 degrees for your freezer. If you have ice buildup or water pooling, it could be due to warm air getting in and cold air escaping. Consistent cases could mean there is a door sealing issue. If this is the case, reach out to your portfolio manager to discuss the issue
  • Dryer: There are a few different types of dryers. Ventless dryers will need you to remove the condensated water container yourself regularly. There will be a container within the machine, and we recommend emptying this every 3 loads or so as well as the internal lint trap. Vented dryers will likely have the internal lint trap and also another on the other end of the vent hose that’s usually located in the ceiling. Both will need emptying at every 3 loads. A prime reason for fires in dryers is because the lint traps are not regularly emptied. Contact your portfolio manager if you need more guidance.
  • Dishwasher: There are filter traps at the bottom of your dishwasher that store bits of leftover food and debris. It’s important that regular cleaning is completed to ensure the best performance of your dishwasher. There are many “how to” videos online that can take you through a step-by-step process if you are unsure of how to do this.
